When a seller accepts a contract to purchase property from a buyer with the condition or contingency the buyer must first sell their current property in order to perform on the contract. While the buyer has a specified period of time to sell their current property/residence the seller will continue to market the property. Should the seller receive an offer from a second buyer that has no contingency to sell another property the first contract offer will have had a specified period of time, usually 72 hours, to remove the contingency or lose the contract to the second purchaser.
