Aside from the typical contingency calling for a whole house inspection by a Home Inspector there are other points to be considered. Depending on the age of the dwelling, consideration needs to be given to Radon Gas and Lead Based Paint as well as Asbestos. Those homes built prior to 1978 may have two of the items just mentioned, asbestos & lead based paint. Radon gas is prevalent in some areas of the country and should be dealt with on a case by case basis. It is a good practice for buyers to seek the guidance of their Realtor and real estate attorney regarding these other items. A termite inspection is standard as a requirement to be paid for by the seller just prior to the closing.
