The strength of an offer should be based on multiple criteria, not only price. Buyers should have an advantage if they are pre-approved and/or buying with all cash. Sellers would likely look favorably on an offer that was all cash. Sellers that receive an offer that is less than the sellers asking price, and also has a contingency for the buyer to either seek a loan and loan approval, and/or a buyer who needs to sell their current residence has a disadvantage with the seller. The market is a buyers market for sure. However, this market is still subject to the particulars of any offer and of the personalities of all parties involved. Realtors that are good at the negotiation process will make every attempt to not have buyers and sellers get directly involved in the back and forth process of haggling over issues. Buyers and sellers would be wise to let the agents do their jobs and the likelihood of success is greater.
